What is 'business real' property?

Business real property is used wholly and exclusively for operating one or more businesses and must remain so for the duration of the SMSF loan and Limited Recourse Borrowing Arrangement (LRBA). The focus is on how the property is used, not simply how it is zoned.

Refinancing an existing SMSF commercial loan

  • Online application form
  • Identity verification for each member 

SMSF documentation

  • SMSF Trust Deed
  • Variations to the SMSF Trust Deed (where relevant)
  • Bare Trust Deed (can be in progress for new purchases, if not already set up)

Property documentation

  • Contract of Sale (where applicable)
  • Evidence of funds to complete in SMSF transaction account
  • Rental income information (where relevant)
  • Security valuation 

Financial documentation

  • Most recent 2 years SMSF financial statements (for existing SMSFs)
  • Last 2 years of retail or industry fund statements (for newly established SMSFs)
  • Supporting income evidence (only required if statements aren’t available and additional contributions are required)
